At Sky we will keep you appraised every step of the way as you move closer to owning your very own Sky home. The information guide below provides useful information detailing the requirements at various stages throughout the purchasing process.


Advice for first time buyers:


Step 1: Talk to your Bank or Independent Financial Advisor


At Sky we don't take bookings without what we call 'confirmation of potential finance'. This is a relatively new concept and is required to avoid people with confirmed potential finance missing out to those who aren't actually in a position to complete a property purchase.

So... when you chose the Sky home for you visit your bank or IFA (Independent Financial Advisor) and start looking at finance options, this should only take a few hours. Prior to your booking we do have to check that your bank or IFA considers you are likely to be considered worthy for finance by your chosen lender.

Step 2: Booking a Sky Home


Once you have looked at finance options and decided on your choice of Sky Home the next stage is to book the property. This can be done by contacting Sky Developments directly. At this stage a refundable deposit will be required by Sky for the amount of £500.00 in the form of a cheque or bankers draft.

In conjunction with this refundable booking fee Sky require you to complete a financial information form detailing your financial advisor, the property purchase price, all your relevant contact details and your solicitors details. This form will be sent to your bank or IFA and once they confirm your potential eligability for a mortgage product Sky will produce the relevant paperwork (NOPS - Notification of Proposed Sale) and provide it to your solicitor to start the conveyancing process.

Your £500 booking deposit will be held in Sky's client account and should you decide that you do not want to proceed with your purchase all you need to do is contact Sky developments in writing to withdraw your booking and this deposit will be refunded to you within 5 working days.

Step 3: Conveyance & Completion


If you are a first time buyer that is it! Sky's sales team will keep you appraised every step of the way and shortly after booking you will be provided with a provisional completetion date detailing when you take be likely to take posession of your new Sky home. This date will be confirmed once an unconditionaal contract has been signed by you and Sky Developments.

Advice for existing home owners:


If your home is on the market but not agreed

If your home is on the market and agreed but no contract has been signed

If your home is agreed and contracts have been signed

If you are a cash purchaser and do not require to sell a home
